    How Our Quick Close Program Works:

    Our unique buying program avoids the usual delays and costs involved in selling a home. With this program we purchase the home by taking over the mortgage payments. We continue to make the payments on the mortgage until we resell the home, at which point we pay off the current mortgage. Depending on the situation, we may require that the seller make two or three payments before we begin making payments. Once we have taken over the payments we will continue making them until we resell the home.

    The equity in the home, the difference between the mortgage balance and our purchase price, will be paid to the seller once we resell the home. This equity will be secured by a note on the property.

    Once M.A.D. has purchased the property we immediately look to rent or resell it. We usually have an extensive list of potential buyers to whom we will immediately show the house. Typically we resell the property on what is known as a lease-option. When we lease-option a property we are essentially leasing the home to the tenant-buyers with an option to buy at a set price at a later time.

    Once we have signed the paperwork with the tenant-buyer we immediately start working with them to get any credit problems they may have resolved so that they can qualify for a mortgage. Typically the lease-option is set up for one year. In many cases we get our buyers qualified for a mortgage within just a few months. During this time the tenant buyers make us monthly payments, covering the expense of the current mortgage on the home. If we have any problems with the tenant buyer paying the monthly payments or if there are any monthly expenses M.A.D. pays all costs.

    The home seller is not responsible at ANY time for any costs other than the initial two or three months payments before we take over the payments. Once our home buyer qualifies for a mortgage, we cash out the current mortgage and pay the home seller the amount owed to them.

    We were contacted by a condo owner who wanted to sell his condo quickly. He needed to move down to Virginia and didn’t want to have to make double payments while having a realtor try to sell his condo. He did not want to move out of his condo without knowing how long he would have to make a double payment and at what price he would be selling his home. We immediately came out to see his condo and were able to purchase the condo the same week! We agreed on a fair price that worked for the home seller. He agreed to make three payments on the condo before we took over the payments. He was able to move to Virginia that same month, knowing the price and terms that he would be selling his home for.
